    Ian Rosenbam represented me as my buyer's agent in summer 2010. I was a first-time homebuyer, early/mid 20s, and he guided me through the process with the knowledge and experience that I needed but lacked. He fought hard for me every step of the way. He helped me find a house that met my preferences,in my price range, and in an ideal location. He gave me his advice as I needed it (which was often) but was willing to work with whatever decision I made. One of the most helpful things throughout the entire searching process was a customized "Client Portal" he set up just for me: like Zillow and a handful of other home-searching sites, it was a site with the local listings that fit my requirements. However, it updated automatically, had options like "save" and "reject," and best of all, it was strictly between me and Ian, so we could leave comments and thoughts on each property for each other. With each property we visited, he was remarkably thorough in making sure that I wasn't considering a "lemon." He often got down on his own hands and knees to examine things like carpet, flooring, pipes, etc. All of the people he recommended were highly competent, except the mortgage company he recommended. They were awful and messed up - literally - everything. In all fairness, though, he told me up front that he'd never worked with that company before, but they seemed fine and promised me a good rate. And after it quickly became apparent that the person representing the company was inept (but it was too late to go with a different company due to a timeframe outside of our control), he took responsibility for that recommendation and did everything in his power to make it right. That recommendation is the only reason I gave him 4 stars instead of 5. The inspector, termite guy, closing attorney, and plumber were all great. He also provided me with the contact information for the water provider (I live outside the city) and several options for local trash pickup. In all honesty, buying my first home was a long, grueling experience. It was no fun at all. But in hindsight, sitting here in the office of my first home typing this, it was totally worth it. And I can't imagine having gone through the process without Ian to deal with most of the stress on my behalf. I happily recommend Ian to anyone looking to buy a home. I can't speak for him as a seller's agent, or as a dual agent, but I don't think I could have found a better buyer's agent. In fact, I talked with ten or so more agents and companies, and Ian stood out from the very first phone call. Whereas the others lazily said to check out their web site, they'd get back to me, or call them back after I'd done XYZ, Ian instantly went to work for me, before he was even officially my agent. I'm glad that I chose him to represent me. I'd be happy to have him represent me again if I buy another home here; what more needs to be said?

    My husband and I went to Wilmington, NC to search for a house. We could only stay for a week because we needed to return home to Pa. I contacted Ian before our trip to wilmington, told him what we were interested in and the area we would like to see houses.Ian had a complete list of homes and spent the entire day with us showing homes in one area, then repeating the the same southern hospitality on another day. We are delighted with the home we found. We went back to Pa. and Ian handled all of the paperwork for us. We communicated via email, phone, and fax and didn't even have to go to Wilmington for the closing. The following weekend we moved to Wilmington, and quite happy to be here.     We would like to share our great experience with Realtor Ian Rosenbaum, we live in Los Angeles and were looking to purchase a home in Wilmington NC. We lived in the Triangle area for many years and were familiar with Wilmington although had not been there in > 3 years.We saw Ian's name and picture come up when we we looking for properties in the area and decided to give him a call even though it was New Years Eve! Ian turned out to be in Puerto Rico at the time but still returned our call and promised to get back in touch with us as soon as he was back in NC. He contacted us just as he said he would then, and every single time afterward! He was extremely helpful and intuitive when it came to helping us decide just what we were looking for. He was always courteous, understanding and handled our affairs as if they were his own. I believe we stretched Ian a bit when we told him we wanted to make an offer on a property that we hadn't seen! He went to the property and took many pictures, not just of the good things but also of the not so good things as well. This allowed us to make a realistic decision. We trusted him completely. He is very trust worthy. We came to NC during our due diligence period and Ian was available to us with our tight schedules and truly wanted us to find the right property.     For me, Janet was a blessing in disguise. A couple of months before my townhouse lease ended, the landlord notified me that she was planning to put the property on the market so, I was under pressure to find a new place to live. Janet and I met and had a very detailed discussion about my timeline,residential wish list (size, new vs existing, amenities, single family vs attached, area or state, and budget), and about me in general. What I came to realize is that she was paying VERY close attention to what I was sharing and, because she keeps abreast of what’s available in her markets, she was already making a mental list of properties that might fit my needs! Almost immediately (literally, the next day), she started sending listings for me to review. She spent countless hours taking me around to see homes without ever appearing impatient with my “indecisive tendencies”. As a matter of fact, she was using my reservations at each home to finally pinpoint the perfect home for me, which turned out to be a new build. Not only did she bring me a floor plan, she had also gotten permission from a homeowner - who had the same home- for me to come and tour that house!!! She did a wonderful job of negotiating the price and upgrades for my new home, even did a couple of inspections when I was out of town and, delivered boxes when I needed them. I could continue with other examples of what an amazing realtor (now friend) Janet is but space is limited. I will close with this, Janet’s support throughout my home buying and subsequent relocation journey was amazing and I’m forever grateful to her because she made a very stressful period in my life so much better.     When my wife and I became interested in buying a small condo on Wrightsville Beach, we needed to find a local real estate agent. I looked for a realtor on the internet, and based on reviews by previous clients I contacted Ian. He replied immediately, and after talking to him on the phone,I felt he would be a good choice. I couldn’t have chosen a more effective realtor. Throughout the negotiation process he was great. There were many issues involved in the financing and how we could make an offer that the seller would accept. This process was lengthy and there were many ups and downs. At times, both we and the seller believed that this deal would never happen, but Ian persisted. He was incredibly effective in reaching a position that was acceptable to everyone. Because of Ian’s dogged efforts, we were able to buy this property. We are very happy with our purchase. I cannot stress how important Ian’s advice and his persistence were in making this happen.
